Allocations

Allocations

The Association provides properties for people with a housing need. The Allocations team assesses various factors defined within the Allocations Policy to establish the type of property most suitable to the applicant's needs and awards points to determine the priority of their need for housing. The applicant is then registered on the Association's housing waiting list, the points awarded identifies their position on the list for the type of property that meets their needs.

The section also maintains a separate waiting list for existing tenants who wish to transfer to another property belonging to the Association.

Relets

When a tenancy is terminated, the Allocations team co-ordinate the re-letting of the property, initially identifying the applicant in the greatest housing need on the housing waiting list or transfer list. Technical Officers inspect the property and arrange appropriate repairs, liaising with the Property Management Officer on progress. The Property Management Officer updates the Allocations Officers as to when properties will be ready to let. These works can then be undertaken as soon as the property is vacated in order to ensure a prompt letting.

The Association's policy is to carry out works before the new tenant moves in so that the property meets a good lettable standard and enables tenants to take up occupation on handover.

Void Properties

When a tenancy ends, the Technical Officer (Voids) will inspect the property to assess and order any works required to before the new tenant moves in. An essential aspect of work in voids is Health and Safety, all properties receive both gas and electric checks prior to them being relet.

Advice and Support

Specialist advice and support is provided to tenants to maximise income through benefits, particularly where tenants have multiple debt problems and through the Association's Advice and Support service.

The two Advice and Support Officers provide individual and flexible advice to people in the management of their home. In particular with claiming the right benefits and grants, filling in forms and writing letters, paying gas, electricity and water supplies and advice on debt.

Short-Stay Accommodation

The Management of short-stay accommodation and leasehold properties is also undertaken within the team.

The short-stay accommodation comprises of 15 units and new residents are met at the unit for sign-up and induction, when their rights and responsibilities are explained and they are also told what they can expect from the Association.

Leasehold Management

There are approximately 233 leasehold properties and these are managed in a similar way to rented properties.
