Development and New Business

We take an innovative and pro-active approach to the provision of new homes and services for customers and work with our parent, Central Borders Housing Group.

Developing in suburban and (in particular) rural environments is challenging. It demands imagination, tenacity and a willingness to work with local decision-makers and agencies to make things happen.

We work with parishes and local authorities to find solutions and provide new homes which meet local needs and aspirations.

Development

Our track record of delivering both Housing Corporation and local authority-funded development programmes is excellent.

We have consistently achieved a green light in the Housing Corporation’s development assessment, and held Client Charter Status since 2004. We also received one of the largest rural allocations in the West Midlands in 2003/04.

Since 1997, we have spent more than £33.7 million to provide over 425 new homes in areas that are 80% Green Belt. Our new build achievements include:

  • Sheltered housing development in a conservation area
  • Mixed tenure homes for rent, shared ownership and outright sale
  • Infill developments, such as derelict garage sites and backland development
  • Off-the-shelf homes through Section 106 planning agreements
  • Purpose-built disabled persons’ bungalows.

New Business

South Staffordshire Housing Association has wide ranging experience of partnership working, and we commit resources to numerous joint ventures.

Our partnership projects include work with:

  • South Staffordshire Council on implementing housing needs surveys, developing a sub-regional choice based lettings scheme and the Local Strategic Partnership
  • Bridgnorth District Council on Best Value service reviews
  • Staffordshire County Council on Best Value service reviews, Supporting People projects and joint work in managing investment for people with disabilities
  • Age Concern on provision of day centres at sheltered schemes.

Above all, we are passionate about what we do and we want to work with people who share this drive and commitment.

Spectrum Development Partnership

We are a member of the Spectrum Development Partnership, a unique partnership of ten independent Housing Associations. Spectrum has a shared vision to deliver 1,000 new affordable homes each year.

Spectrum is delivering a development programme in excess of £80 million in partnership with the Housing Corporation, funders, local authorities and private developers. Each year Spectrum will build a diverse mix of over 1,000 new affordable homes. The consortium members have a breadth of local knowledge, management networks, specialist skills and expertise in delivering a diverse mix of both affordable housing and services across a wide range of communities.

Spectrum has an excellent reputation for the quality of its work based on its ability to manage and deliver a wide range of building projects delivering on time and to budget.
