Repairs

If the repair falls under the leaseholder's responsibility, that is it is part of the demised premises, then you must arrange for the repair to be carried out and pay for it. If the repair falls under the landlord's responsibility, that is it is part of the reserved property, then the landlord arranges for the repair to be carried out and charges the cost of this to the leaseholder through the service charges. Please consult your lease for details of the reserved property, generally the reserved property is the structure of the building and any communal/shared areas.
